Bid Notice



Shamong Township, Burlington County, shall offer for sale to the highest bidder through auction certain joint properties at Block 10, Lots 12 and 13 and more commonly and collectively known as 4 Red Onion Road.  The Tax Assessor has combined these properties for assessment purposes, and the sale shall require that the Deed contain a restriction against further subdivision and that no more than one residential unit shall be built upon the approximately 6.32 acres.  The property contains no improvements and is being sold in “AS IS” condition.

Intent to Bid forms and required deposits shall be received by the Township Clerk by TUESDAY, JANUARY 5, 2021, 4:00 PM, at the Shamong Township Municipal Building, 105 Willow Grove Road, Shamong, New Jersey, 08088.  The Township will thereafter conduct an auction on FRIDAY, JANUARY 15, 2021, 10:00 AM, at the Shamong Township Municipal Building.  The Township reserves the right to conduct the auction by Zoom remote meeting platform.  Only those submitting “Intent to Bid” forms by the January 5th deadline will be permitted to participate.

If no more than one Intent to Bid form is filed, then the Township will not proceed with the auction and may elect to sell the property to the one filing the Intent to Bid form at the minimum bid price.

Bid packages, including the Intent to Bid Form, may be obtained at the Office of the

Shamong Township Clerk, 105 Willow Grove Road, Shamong, NJ 08088, during regular business hours 8:30 a.m. – 4:30 p.m., holidays excluded or by request via email:

Any and all bids obtained at the auction and through the bidding process will be referred to the Township Committee for review and final approval pursuant to N.J.S.A. 40A:12-13a.  The Township of Shamong reserves the right to accept the highest bid or to reject any and all bids, including the highest bid and shall make its decision known by Resolution of the Governing Body.  The Intent to Bid form shall be accompanied by a check payable to the Township of Shamong in the amount of $10,000.  Unsuccessful bidders will have their checks returned following the close of the auction.

By 3:00 PM on the date of the close of the auction, the highest qualified bidder,

as designated by the Township Clerk, shall submit a certified check in an

amount, when added to the $10,000 deposit check, the total will equal 10% of his/her bid. If the highest qualified bidder desires a formal Agreement of Sale with the Township, it shall be required to post $300 for the cost of same within five (5) days of the date of Auction. If the highest qualified bidder seeks a title report or to close through a title company, they may do so at their sole cost and expense.  Closing shall occur within thirty (30) days of the date of auction.  The Township reserves the right to grant reasonable extensions to the closing date.  Said bid offer shall be irrevocable for sixty (60) days from the date of the auction.  The remaining portion of the bid shall be payable at closing of title.

 The Buyer's use of the property shall, at all times, be in conformity with all laws

and regulations of the United States, the State of New Jersey, the County of Burlington

and the ordinances of the Township of Shamong, as such laws, regulations and ordinances

may from time to time be supplemented and amended, as well as the terms and conditions of the authorizing Resolution and the bid packages, including this Notice.  However, the protections of the non-conforming use doctrine shall apply if there are any zoning regulation changes.
The Minimum Bid which shall be accepted is $120,000.00; however, the setting of this

minimum bid shall not be deemed to alter the Township's reservation of right to reject all bids.
